I Am A New R.E. Agent In Manhattan, With Coops Being The Primary Listings. Will MLS Draw Most Of The Buyers.?

I cannot view signs for my listings as they are all coop units, Open houses are not allowed. Will it be advertising in MLS that will long run bring in agents and their clients.

I am anxious to know what kind of role MLS can play in my selling the listings I have.


Answer: The MLS will yield the most. Your personal contacts after that, and those are the better ones, people who you network with already. Additionally newspaper listings, although those put on more lookie-lu's then buyers.

Your broker should be guiding you.

Answer: There are no "reasonably priced" coops or condos in Manhattan.

every estate in manhattan is crazy over priced. who is buying them. i thought the mahattan had a lot of blue collar workers, but now iam begining to expect every1 is making crazy money except me. what do they work in b/c i need to do it too lol


Answer: What you are seeing is curious money buying up those upscale apts. The europeans can afford to now with the euro being where it is.

Unless you got a fragrant daddy or won the lottery forget it.

How To Find A Reasonably Priced Architect To Create A Walk In Closet, In A Manhattan Coop Building?

I vigorous in a coop apartment in Manhattan, and am looking to build a walk in closet in my bedroom. My building requires me to submit plans to the position, so I will need the help of an architect. My problem is that this is the only construction I need, and I don't want to go to one of these fancy Manhattan architects that will suitable over charge for such a small job. If anyone has a solution, or can point me in the right direction, that would be of great help.

Answer: try to get a referral from friends or neighbors first.

if you don't come across up with a few referrals, you can check w/ architecture schools for senior students that can provide a plan, under supervision of a registered and liscensed power member.
also, can you use an interior designer--their fee schedule is less than architects, and they provide plans for small areas such as your closet.
You can also find out out the AIA website, and start calling architects from their directory to get quotes for fees.
